Your Management & Real Estate Group Sued for Wrongful Withholding
LOS ANGELES – Aug. 26, 2024 – PRLog — Esteban Escobar has filed a small claims lawsuit against Your Management & Real Estate Group, Inc. and Lianna Grigorian, alleging wrongful withholding of his security deposit, mismanagement of HACLA Section 8 payments, and non-payment of agreed-upon cleaning fees. The lawsuit pertains to the property located at 1030 N Oxford Ave Apt. 9, Los Angeles, CA 90029.
Escobar, who vacated the property on September 23, 2023, claims that despite leaving the unit in a clean and undamaged condition, the defendants have refused to return his $1,800 security deposit. Additionally, Escobar asserts that the defendants wrongfully accepted a payment of $1,695 from the HACLA Section 8 program for October 2023, even though he no longer resided at the property. The lawsuit also seeks reimbursement for $300 in cleaning costs, which the landlord had agreed to cover but failed to pay.
Escobar further alleges that living at the property became hostile due to harassment and discrimination by Your Management & Real Estate Group, Inc., and its representatives, Lianna Grigorian and Silvia Manukian, which caused him significant emotional distress. He also claims that an eviction case was filed against him despite there being no money owed. This eviction was wrongful and motivated by discrimination related to his medical disability and retaliation.
The property is owned by Hakoub A. Shirvanian, Co-Trustee of the Shirvanian Trust. Escobar also believes that Shirvanian wrongfully engaged Isaacs Barak, a newly hired lawyer, to file an eviction case against him based on misleading instructions from Your Management & Real Estate Group, Inc., Lianna Grigorian, and Silvia Manukian. Escobar views these actions as unethical and dishonest, further compounding his distress.
The small claims case was officially filed at the Superior Court of California, County of Los Angeles, on August 13, 2024, under Case Number 24STSC03794, titled *Esteban Escobar vs. Your Management & Real Estate Group, Inc., and Lianna Grigorian*.
Escobar is seeking a total of $7,395.33 in damages, which includes:
– **Security Deposit:** $1,800, under California Civil Code Section 1950.5.
– **Interest on Security Deposit:** $0.33, as required by the Los Angeles Rent Stabilization Ordinance.
– **Cleaning Costs:** $300, for agreed-upon cleaning services on April 23 and June 23, 2023.
– **Section 8 Payment for October 2023:** $1,695, for the wrongful acceptance of rent.
– **Penalty for Wrongful Withholding:** Up to $3,600, as allowed under California Civil Code Section 1950.5 for bad faith actions by the landlord.

For those people who does not know what Cybersquatting means, it means the practice of registering names, especially well-known company or brand names, as internet domains, in the hope of reselling them at a profit. It also means registering, trafficking in, or using an Internet domain name with bad faith intent to profit from the goodwill of a trademark belonging to someone else. The term is derived from “squatting“, which is the act of occupying an abandoned or unoccupied space or building that the squatter does not own, rent, or otherwise have permission to use.
So after purchasing the domain, the Pakistan domain squatter man contacted Mr. Escobar asking to give him access to his Diversity News Magazine Gmail account and wanted all his Diversity News Magazine social media accounts such as Facebook, Twitter, YouTube, Instagram, LinkedIn etc.

Domain squatting is illegal. A domain squatter is blocking the rightful owner of the trademark or brand from acquiring the domain name and using it to increase his or her internet visibility.
The law looks at domain squatting as similar to holding a property (the domain name) in order to raise ransom, and it is considered a trademark infringement. If a domain squatter can’t prove a legal intent in owning the domain name, it is considered to be a bad faith registration, and he or she is considered guilty of domain squatting.

Jarvee Elton Hutcherson Funeral Services announced for Tuesday, November 21, 2017 from 2:00 pm at Forest Lawn Cemetery Hollywood Hills Hall of Liberty (Liberty Hall, seats over 1000) located at 6300 Forest Lawn Drive, Los Angeles, California 90068.
Jarvee Elton Hutcherson was born on June 2, 1954 and died on November 8, 2017. Jarvee E. Hutcherson cause of death was a hard fought battle with pancreatic cancer.
Jarvee E. Hutcherson was a Pioneer in Diversity and Inclusion in the Motion Picture and Television Industry. Jarvee Elton Hutcherson was the President of the Multicultural Motion Picture Association, (MMPA), National President of the American Society of Young Musicians (ASYM), President of Dreammation EFX Studios, President of Tri-Elite Entertainment, Ltd., Beverly Hills, Member of Southern California Motion Picture Council, Member of WIF, Actor’s Fund, Executive Producer of The Annual Diversity Awards, Member of the Diversity Breakfast Club, Member of the National Academy of Recording Arts and Sciences and Actors Fund, President of the Hutcherson Family Foundation.
Jarvee E. Hutcherson was a resident of Beverly Hills, California and graduate of Cal State University, Los Angeles. Jarvee Hutcherson leaves behind three brothers and two sisters.

About Public Relations
The formal practice of what is now commonly referred to as “public relations” dates to the early 20th century. In the relatively brief period leading up to today, public relations has been defined in many different ways, the definition often evolving alongside public relations’ changing roles and technological advances.
The earliest definitions emphasized press agentry and publicity, while more modern definitions incorporate the concepts of “engagement” and “relationship building.” The PRSA National Assembly adopted the following definition in 1982: “Public relations helps an organization and its publics adapt mutually to each other.”
In 2011‒12, PRSA led an international effort to modernize the definition of public relations. PRSA initiated a crowdsourcing campaign and public vote that produced the following definition:
“Public relations is a strategic communication process that builds mutually beneficial relationships between organizations and their publics.”
What are key points in this definition?
- Simple and straightforward, this definition focuses on the basic concept of public relations — as a communication process, one that is strategic in nature and emphasizing “mutually beneficial relationships.”
- “Process” is preferable to “management function,” which can evoke ideas of control and top-down, one-way communications.
- “Relationships” relates to public relations’ role in helping to bring together organizations and individuals with their key stakeholders.
- “Publics” is preferable to “stakeholders,” as the former relates to the very “public” nature of public relations, whereas “stakeholders” has connotations of publicly-traded companies.
As a management function, public relations also encompasses the following:
- Anticipating, analyzing and interpreting public opinion, attitudes and issues that might impact, for good or ill, the operations and plans of the organization.
- Counseling management at all levels in the organization with regard to policy decisions, courses of action and communication, taking into account their public ramifications and the organization’s social or citizenship responsibilities.
- Researching, conducting and evaluating, on a continuing basis, programs of action and communication to achieve the informed public understanding necessary to the success of an organization’s aims. These may include marketing; financial; fund raising; employee, community or government relations; and other programs.
- Planning and implementing the organization’s efforts to influence or change public policy. Setting objectives, planning, budgeting, recruiting and training staff, developing facilities — in short, managing the resources needed to perform all of the above.

- Scan the media for any mentions, both positive and negative

Credibility
Consumers are likely to give credibility to your business when they see it mentioned in the media (uncompensated!) compared to when they see your ads or billboards. Studies show that PR has 7 times more credibility among consumers than advertising.
Target Market
Publications can place the information that is right up the consumers alley and give them the required information they need. If you are an accountant hoping to generate some new clientele, placing an ad in a teen magazine likely won’t help you. But a well written article smack dab in the middle of the finance section will probably lead you right where you want to be. These target markets are especially vital in businesses that only appeal to a small target market.

A positive image can be created by putting your entire business in the spotlight unlike marketing methods which are unable to do so effectively. The story is the heart of public relations and effective promotion of any business or organization. By crafting and promoting your story through press releases or media promotions, you can not only market your business but also create relationships within your target audience. This can happen through press releases, media relations, and other timely methods.
Brand
A brand is a name, term, design, symbol, or other feature that distinguishes an organization or product from its rivals in the eyes of the customer. Brands are used in business, marketing, and advertising.
