Your Management & Real Estate Group Sued for Wrongful Withholding

LOS ANGELES – Aug. 26, 2024 – PRLog — Esteban Escobar has filed a small claims lawsuit against Your Management & Real Estate Group, Inc. and Lianna Grigorian, alleging wrongful withholding of his security deposit, mismanagement of HACLA Section 8 payments, and non-payment of agreed-upon cleaning fees. The lawsuit pertains to the property located at 1030 N Oxford Ave Apt. 9, Los Angeles, CA 90029.
Escobar, who vacated the property on September 23, 2023, claims that despite leaving the unit in a clean and undamaged condition, the defendants have refused to return his $1,800 security deposit. Additionally, Escobar asserts that the defendants wrongfully accepted a payment of $1,695 from the HACLA Section 8 program for October 2023, even though he no longer resided at the property. The lawsuit also seeks reimbursement for $300 in cleaning costs, which the landlord had agreed to cover but failed to pay.
Escobar further alleges that living at the property became hostile due to harassment and discrimination by Your Management & Real Estate Group, Inc., and its representatives, Lianna Grigorian and Silvia Manukian, which caused him significant emotional distress. He also claims that an eviction case was filed against him despite there being no money owed. This eviction was wrongful and motivated by discrimination related to his medical disability and retaliation.
The property is owned by Hakoub A. Shirvanian, Co-Trustee of the Shirvanian Trust. Escobar also believes that Shirvanian wrongfully engaged Isaacs Barak, a newly hired lawyer, to file an eviction case against him based on misleading instructions from Your Management & Real Estate Group, Inc., Lianna Grigorian, and Silvia Manukian. Escobar views these actions as unethical and dishonest, further compounding his distress.
The small claims case was officially filed at the Superior Court of California, County of Los Angeles, on August 13, 2024, under Case Number 24STSC03794, titled *Esteban Escobar vs. Your Management & Real Estate Group, Inc., and Lianna Grigorian*.
Escobar is seeking a total of $7,395.33 in damages, which includes:
– **Security Deposit:** $1,800, under California Civil Code Section 1950.5.
– **Interest on Security Deposit:** $0.33, as required by the Los Angeles Rent Stabilization Ordinance.
– **Cleaning Costs:** $300, for agreed-upon cleaning services on April 23 and June 23, 2023.
– **Section 8 Payment for October 2023:** $1,695, for the wrongful acceptance of rent.
– **Penalty for Wrongful Withholding:** Up to $3,600, as allowed under California Civil Code Section 1950.5 for bad faith actions by the landlord.
Escobar also alleges that the landlord’s representatives refused to perform their duties, leading to a hostile living environment filled with harassment and discrimination, which contributed significantly to his emotional distress.
